Understanding Construction-to-Permanent Loans
A construction-to-permanent loan starts as financing to build your home and then converts into a traditional mortgage once construction is complete. With a one-time closing and a locked interest rate from the start, this option can save you money on closing costs and provide payment stability during your build.
Key benefits include:
- One-time closing: Pay closing costs only once.
- Locked interest rate: Secure your rate before construction begins.
- Flexible down payment options: Tailored to your financial needs.
- Interest-only payments during construction: Lower payments until you move in.
How it works:
- Loan approval & contract: Work with your loan officer to get qualified. You’ll need a signed purchase or construction contract that includes build timelines, total cost (including land), and start/completion dates.
- Draw schedule: Funds are released to the builder in stages—such as after foundation, framing, mechanical/electrical, and trim—aligned with county inspections.
- Conversion to mortgage: Once construction is complete and you’ve moved in, the loan automatically converts to your permanent mortgage.
A construction loan can cover the cost of the land, building materials, contractor labor, permits, and even a contingency reserve for unexpected costs or upgrades.
