Matt Green – Partner
Matt has over 15 years experience in the construction and development business. He is the owner of JCM Ventures, LLC and most recently was responsible for the development of Buckwalter Place town center in Bluffton, SC. He is co-founder of Live Oak Group, LLC and Live Oak Property Group, LLC, real estate development firms focusing on residential and commercial projects. Matt has a broad range of operational responsibilities including identifying investment opportunities, acquisitions, project management, development (including supervising construction activities), financial management, and sales & marketing.
Matt began his career as an accountant for Arthur Anderson. His desire to start a career in real estate led him to leave the industry and join Bennett Development, a real estate development firm in the Greater Boston area. As Project Manager working on various residential real estate development projects, he had responsibility for planning and feasibility studies, acquisitions, permitting all projects and running the daily operations of the company. In 2004, Matt left Bennett Development to found Live Oak Group, LLC and shortly thereafter Live Oak Property Group, LLC and JCM Ventures, LLC. Matt sits on the board and executive committee for the Hilton Head Island-Bluffton Chamber of Commerce (National Chamber of Commerce in 2000 & 2006) and chairs the Bluffton Regional Business Council. Matt is also on the board of May River Montessori, Young Life, and is an active member of the Creative Coast and the Urban Land Institute (ULI).
Matt was born and raised in Shadyside, Ohio. He received a BA in Economics and Accounting from the College of the Holy Cross and attended Linsly Military Institute for high school. Matt and his wife Jennifer have three children; Claire, Madelyn, and Logan.
Joseph “Hub” Green – Vice President
Tom Grieve – Director of Construction
Originally from San Antonio, TX, Tom moved to the Lowcountry to pursue his love of homebuilding. He began his career in 2001 as a hands-on superintendent for a small custom home builder on Hilton Head Island. During this time, he learned how to lay a foundation, cut in a roof, and do everything in between. When he didn’t have a toolbelt on, he was studying the business and eventually obtained his builder’s license. After being self-employed for over ten years, and building homes in various communities in Bluffton, he took on a role as Project Manager for a national building company. It was in this capacity that Tom fine tuned his skills in communication, customer relations, and processes and procedures. Tom has a great eye for detail and strives to build quality homes as he treats every home like it was his own.
In his spare time, Tom enjoys spending time with his family. He and his wife, Angelique, have been married nineteen years and have three children – Tommy (who is currently serving in the United States Army), Avery, and Cole. Tom is an active participant in the community and sits on the board as VP of operations for Bluffton Youth Sports. He is also a dedicated baseball coach for his son as well as an assistant coach for his daughters softball team.
Jani Stephenson – Director of Sales
Known for her very personal approach, Jani is committed to providing top-notch customer service, including consistent communication, knowledge, and attention to detail to ensure a successful home building experience. A 20+ year career in real estate, with many years in new home sales and construction, Jani’s knowledge and enthusiastic attitude provide for a seamless transition throughout all phases of your new home construction. Jani and her husband Danny (yes, they rhyme) became full-time residents of the South Carolina Lowcountry over six years ago from Carmel, Indiana. They share a love of their family and friends, golfing, and especially their golden retriever, Rosie.
Lyndsey Butler – Design Director
Moving to the Lowcountry from Manhattan, Lyndsey provides an extensively curated background in the Arts, Fashion and Interior design market. Starting off as an Artist by trade at 18, she spent the next 10 years working as a professional commissioned artist for clients and designers throughout the Northeast. Custom canvas, Trompe l’oeil, murals, wood graining, faux finishing, Venetian plaster and mixed media applied to walls, floors, ceilings, and furniture….“Those years surfaced my appreciation towards intricate details, color combinations and spatial balance”.
Her passion for architecture, restaurant design and high-end interiors grew while traveling and living in Italy. With a love for creating ‘environments’ she made the transition into Interior Design. Lyndsey worked alongside awarding-winning designers in Connecticut and New York on both commercial and high-end residential projects including the renovation of Swarovski’s Headquarters on 5th Avenue.
Lyndsey studied Psychology with a concentration in Christian Counseling for marriage and families from Liberty University. In her spare time, she enjoys volunteering for various organizations such as her local Church & Habitat for Humanity…with a love for all things health and wellness you will often find her practicing yoga, going for a run or exploring her new home in the Lowcountry.
Kimberly Rogers – Operations Manager
Born and raised in the Lowcountry of South Carolina, Kimberly has seen first hand the growth and development that Bluffton and surrounding communities have experienced over the last 20 years. Coming from a large family deeply rooted in construction, real estate and small business ownership, she has been involved in multiple projects that have helped shape this beautiful area she calls home. Having worked for large national builders and local custom builders, she has learned the true value of quality home construction. From lot selection to design and everything in between, helping create a lifestyle and making people’s dream homes a reality is what she loves to do.
Kimberly attended Georgia Southern University where she studied art and education. In her spare time, it’s all about spending time with her fiancé, two year old son and their crazy zoo of rescue animals. She likes to travel, but more importantly, she loves playing tourist right here in her hometown.
Mary Weathersbee – Assistant Operations Manager
Originally from Boston, MA. Mary moved to Virginia with her family in 92’ where she gained most of her experience in construction working with a large REIT company in Arlington, VA. In 2015, Mary and her family then decided to move to the Low Country to be closer to her parents and enjoy being a stay at home mother of two. In 2019 Mary joined Front Light Building Company with 6 years of experience working in Construction Administration. She really enjoys helping the office team build beautiful homes from the ground up.
In her spare time, Mary loves spending time with her family. She and her husband, Evan, have been married ten years and have three children Ethan (6) and Mya (4) and their sweet Labrador Sophie (10).
Judalys – Operations Assistant
Judalys Perez joined Front Light Building Company in 2020. Before moving to the Lowcountry in 2019 with her family, Judalys lived in Tampa, Florida. She has a BA in Business Administration in Management from Saint Leo University. Judalys has a background in finance, banking, and insurance. During her last few years in Tampa she served as a Bank Officer for a large Florida based community bank. Judalys has a passion for customer service and loves being part of creating peoples dream home.
Moving to Beaufort has been an amazing experience for Judalys and her family. During her spare time, she loves spending time with her husband and 3-year-old son as they explore local shops, restaurants, and parks.
Nate Redetzke – Senior Project Manager
Nate Redetzke, a native of Wisconsin, has been in the construction industry for over 20 years. His dad, a small construction company owner, had Nate using a hammer at an early age. When the need to be building took off, Nate’s career flourished into a long term love of building. After having spent his twenties in Colorado, Nate moved to the South (after he met a Southerner and decided to settle down!) and settled in Atlanta. Nate and Kathryn lived in Atlanta where Nate worked on contemporary modern residential and commercial projects. From there, Kathryn’s career moved them to Birmingham, where Nate worked on traditional single family and commercial projects. Within two years of living in Birmingham, Nate was offered the opportunity to be the Project Manager on the Southern Living Idea House on Bald Head Island, North Carolina. Kathryn and Nate split their time between the two, but ultimately fell in love with the coast and moved to the low country where they are raising their three year old, Evie. Nate, Kathryn and Evie live in Habersham along with their two golden retrievers, Brady and Scout.
John Teter – Project Manager
Raised in Connecticut, John Teter began his home building experience as a carpenter’s helper on Hilton Head in the 1970s. After college and a stint in the Navy, John became a successful, and award-winning, homebuilder in the South Carolina. John thoroughly enjoys being involved in the construction process and helping to create these beautiful homes for our clients.
John currently lives in Beaufort with his wife Patti and when not busy completing a degree in environmental studies and sustainability from the Harvard Extension School he enjoys boating on our beautiful Lowcountry waters.
Alex Summers – Warranty Manager
Alex Summers was born in Chicago and raised in Pennsylvania, but Alex’s love for construction only developed after spending a few years working on home renovations in the Blue Ridge Mountains of North Carolina. It was there that he gained hands-on experience in woodworking, stone-laying, and more. When his fiancé’s job transferred her to Hilton Head just two years ago, Alex knew he wanted to continue working in the same industry after they moved. He loves seeing a project develop from just a plan on paper to an entire house to be lived in, and as he continues to learn more, Alex hopes to one day build a forever-home for him and his family.
When he’s not working Alex enjoys spending time with his fiancé, Noelle, and visiting with his family who have recently moved to Georgia.
Delton Cunningham – Partner
Delton has over 25 years’ experience, including over 15 years in senior operational roles in the homebuilding, real estate and flooring industries. He has served as Chief Operating Officer of Lifestyle Floors since January of 2012. Delton spent five years as the President and CEO of affiliated Tampa Bay area homebuilders, after serving for two years as Chief Financial Officer of Inland Homebuilding Group. Prior to that, he was Vice President and Chief Financial Officer for the Danlin Group, a St. Petersburg, Florida-based real estate, development, and hospitality firm with extensive holdings in the Cayman Islands. Delton spent 8 years as Vice President and Chief Financial Officer of Bovie Medical Corporation; an American Stock Exchange Company headquartered in Melville, NY with operations in St. Petersburg.
Delton, a Certified Public Accountant licensed to practice in the State of Florida, began his career as a tax accountant with the Miami office of Arthur Andersen after obtaining a Bachelor of Science degree in accounting from the University of Florida. He helped found and currently serves as President of the Asset Protection Program Risk Retention Group, a South Carolina captive insurance company that provides insurance to its member builders in various parts of the country. Delton is married, enjoys spending time with his family and is as an avid SEC football fan who, on fall weekends, can usually be found in Gainesville or Oxford, where his two younger children attend Ole Miss.
